Site Investigation and Remediation - Former Cotton Mill & Rubber Products Factory

Following previous use as a cotton mill and subsequently a rubber products factory, BAE Systems Environmental were commissioned to undertake an updated assessment of ground, gas and groundwater conditions of the 9 acre site to support residential development.

The results of the investigation enabled the conceptual site model to be refined to identify contamination from hydrocarbon impacted soils and waste oil in a culvert associated with the old mill.  Ash bearing soils were also present at or near the ground surface.  Potential risks to future residents were identified as well as to a river flowing through the middle of the site.

A remediation strategy was developed and agreed with the local planning authority and the Environmental Agency with BAE Systems Environmental contracted to implement remediation of the site.

Remediation included the following activities: -

  • Removal of asbestos from buildings
  • Demolition of buildings and structures, and removal of floor slabs with crushing and stockpiling of arising for later re-use on site
  • Excavation and off site disposal of approximately 3,000m3 of both hydrocarbon impacted soils and rubber waste
  • Skimming and recycling of approximately 200m3 of heavy oil from former mill outflow culvert
  • Backfilling of excavations and site re-grading to allow placement of piling mats and 600mm cover layer system
Groundwater levels on the site were very close to the surface and careful management was required to control water on the site and protect the river.  A network channels, silt traps and weirs were maintained during the works with the approval of the Environmental Agency.

Following completion of remediation site works a completion report was approved by the regulators and the site was successfully developed for residential use.
